$800 room for rent in Ashland Southern OR

Hello!
I am looking for to long term sublet my room starting ASAP, 9 months minimum but after that it can be month to month because the end date is very flexible. I dont plan on coming back until I get my job back at Oregon Shakespeare Festival, so ideally youd be able to stay until whenever that is (I would give you as much advance notice as they give me about moving back).

Details about the place:
Rent: $800/month
Internet: $25/month
Electricity: ranges between $35-$60/month
Refundable Security Deposit: $500

Cute 2 bedroom 1.5 bath 1,100 sqft townhome on the south side of Ashland across from Bellview Elementary School. The place is fully furnished including things like dishes, pots & pans, bedding, towels, board games, and tv (no local or cable channels). There is a washer & dryer in unit, heater/AC, small fenced backyard, and a decent amount of parking spaces. Sorry, no pets.

The bathrooms are both shared but you would have the larger bedroom which is very spacious measuring 12 4 x 11 9 and includes a full size bed, desk, office chair, nightstand, and large closet with a dresser. There is a second closet in the room, but I plan on locking up the personal belongings I cant take with me in there, so it will be off limits to you. My current roommate pretty much keeps to herself and doesnt use the common spaces very much.

I am looking for someone who is responsible to pay rent on time, has a stable income, respectful of the fact that they are using someone elses belongings, flexible due to the strange circumstance, will keep the place clean, and no drugs or smoking/vaping (including marijuana). My landlord does require you to submit an application and background check with them. And for my own peace of mind Id like a little contract between the two of us.
