$1515 2 bedroom in Near East Madison Area

I am subletting my apartment from Jan 3rd, 2022 through May 31, 2022 (Lease ends on this date). I am relocating out-of-state for family reasons.

Great Off-City Centre Luxury 827ft^2 1BR+Den Apartment Available starting (1/1/2022). Great for easy going professional(s), families, and expats.

For those who dont want to pay the high apartment fees in city centre, but still close enough downtown via 10-15 min bike ride, or 5 minute driving distance. This unit/location offers at least $400 less per monthly rent for any equivalent sized apartment found in city centre.

Lived here for 5 years. Loved it so much that I didnt have a good reason to move during my time in Madison. Moving due to personal reasons to be back to my home state of VA to be closer to family.

Took good care of unit. Never had any issues with landlord, maintenance, appliance breakdowns, or other tenants.

I am only accepting serious inquiries & must have a move-in date close to 1/1/2022, plus/minus a week.

Pros - Unit:
- Only 1 of 3 "1BR+Den" units in entire building. You will get the space for a standard 2BR, but $300 cheaper than a 2BR)
- Very attentive & helpful maintenance staff
- Only surrounded by 1 neighbor to the right offers ideal location for privacy.
- On the top (4th) floor, so no issues with noisy upstairs neighbors.
- Tenants are mostly easy going professionals & do not make a lot of disturbances.
- Lots of nautral light in the entire apartment.
- Dog/Cat Friendly.
- The Den can serve as 2nd bedroom. We kept a sofabed in there + desk/bookshelves for a home office & still had plenty of space.
- Heated underground parking.
- Community grill & outdoor patio

Pros - Neighborhood:
- SAFE neighborhood with plenty of lights, walking routes, businesses, shops nearby.
- On capital city bike trail (2 miles to downtown + 10-15 minute via bike)
- 5 minute drive to downtown.
- Lots of options for good running routes.
- Walking distance (1-15 min) to variety of restaurants, bars, local cafes. (Thai, friendly, Laoatian, friendly, Italian, friendly, Jamaican, Vietnamese)
- Bars have great selection of local beers on tap.
- Walking distance (2 min walk) to Barleypop taproom & bottle shop.
- Walking distance (5 min walk) to local grocery store on Jenifer St.
- Walking distance (2 min walk) to 2 great gyms. Anytime Fitness + Fords Gym
- Walking distance (10 min walk) to nearby parks & lakes.
- Nearby to lots of outdoor local events, concerts, activities in warmer months.

Cons:
- Building doesnt have as many amenities as other downtown, off-downtown luxury apts. (Ie; no pool, no arcade room, no lobby, etc.)
- Unit does not come with a kitchen island due to a special request from previous tenant. (You will need to bring own kitchen table)
- Nothing else I can think of.

Pricing:
Base Rent: $1395/month
Internet: $35/month (High speed. No issues w/ slow internet for streaming/etc.) - Included in rent.
Parking: $85/month + Additional space in next door garage for $85/month.
Reserved bike rack for tenants.
Water/Trash included in the rent:
Average Electric Bill: MG&E - $70/month. (Higher in the winter, lower in the summer)
