$650 room for rent in North Central Philadelphia

My peoplefriend and I are looking for a lease takeover beginning in January for our cozy two-bedroom rowhome on a quiet side street in Fishtown. Weve lived here about a year and our dog (pictured in most photos) is making us move closer to the Wiss.

Near the corner of Belgrade & E York, were walking distance to everything great about Fishtown and East Kensington. 15min on foot gets you basically anywhere youd want to be: cafes, great takeout food/drinks, lovely parks, and the Berks or York/Dauphin MFL stations. If you drive, theres super easy access (like, 90 seconds) to bridges/95, and ample parking nearby on York St and around the neighborhood.

More details:
* Upstairs has two bedrooms, one in the front of the house and one in back. We converted the front room to a TV den/office. Back room gets great morning light; the front gets plenty of afternoon sun. There is also a small hallway area with one bathroom.
* Downstairs is a typical row layout, with an open front entryway leading into a very spacious kitchen area at the rear.
* Theres a decently-sized private patio out back (with string lights that well pass on!) thats great for grilling and hanging out when its warm.
* Washer/dryer in spacious unfinished basement.
* Were open to parting with most of the furniture you see in the pictures: wall shelves, kitchen island/storage, TV mount, patio furniture, closet organizationjust ask.

Rent is $1600/mo + utilities, which range from $50-$150.

This takeover would ideally begin January 1, but we can be flexible with move-in. The lease term is until June 30, at which time you can renew or do your own thing. We rent from Solo Realty and have had a really good experience working with them.
