This brand-new, 450 sq ft walkout basement studio is completely separate from the rest of our home. We are located in a cul-de-sac in an established residential area of homes built in the 1970s and 1980s. Access to the studio is via a well-lit concrete sidewalk (sloped but with two steps) to a 120 sq ft covered patio with swing. Theres lots of natural light inside via the sliding glass doors and a 6 ft window.

Upon entering you see a hall tree with bench, a closet, table and two chairs and bulletin board with information about local resources. Next is a sofa, ottoman and TV with Roku streaming stick (no live TV). The sofa faces a 6 ft wide window with top-down/bottom-up shade. The new queen bed sits behind the sofa.

The new bathroom has a 42" neo-angle shower and excellent ventilation. In the utility room is a private washer/dryer and utility sink. The 60" wide kitchenette has a mini-fridge, microwave, coffee maker and toaster oven. (No dishwasher, range or full size oven.)

The studio includes driveway parking for one car. Additional cars may park in the cul-de-sac.
